Why are NNN Investments such an attractive option?

The retail sector is a much more exciting and fast-moving sector than many other commercial real estate asset classes out there. While it is more complex, it has also proven to be a more reliable and attractive investment option to balance a portfolio and act as a hedge to the volatility of the market. They also provide tax benefits, and there is typically very little time required to manage the investment. Joel Owens explains, “NNN properties are such an attractive option because they give an investor a passive income stream with potential real estate tax benefits. Since NNN typically needs no hands-on management, they can be owned almost anywhere.”

What is a big misconception new investors have about NNN properties?

With the growth of investors wanting to invest in NNN properties, there are a few misconceptions for new investors but one, in particular, stood out among other misconceptions. Perhaps the biggest is that their property will produce the intended results. Joel Owens explains, “The biggest misconception is that you can buy any NNN property and the investment will do well. Owning NNN can be passive, but there is a lot of due diligence needed to select the proper investment to buy.”

What is the biggest problem facing an investor when trying to hire someone to help them find a NNN property?

Joel believes the biggest problems to solve for an investor are “finding properties to look at for purchase and knowing how to evaluate them correctly. Also, investors typically do not understand how financing works on these types of properties. It is important to work with a commercial buyer broker specialist that evaluates these types of properties on a daily basis.”

Perhaps the greatest form of due diligence one can make is hiring the right broker. Just like using a lawyer for legal issues or a doctor for health issues, an investor looking to invest in NNN properties will need to use an expert NNN broker. Doing so will save a lot of headaches and stress.

Describe how NNN Invest is changing the industry. How is your method different than the “other guys?”

Joel says, “At NNN Invest our belief and strategy is to work directly with buyers as a specialist. The typical commercial real estate brokerage model focuses on listing properties and volume. They typically only show a buyer what is in their inventory to sell, whether that is a bad, marginal or good property. The listing brokers often try to talk unseasoned buyers into buying marginal properties that are left over in their listing inventory to sell. They need to move problem properties on behalf of their sellers.”

NNN Invest is changing the industry because they are doing the opposite of the normal broker. Joel explains, “At NNN Invest we do the opposite. We work with high net worth and ultra-high net worth clients as a buyers specialist. We have a proprietary national database of retail property owners built up over 15 years to search for on and off-market properties for our clients. We work side-by-side with the buyers using our 5-part NNN Wealth System.”

Joel explains that the “NNN Wealth System includes a white glove level of service. First and foremost, Joel wants to ensure the buyers are protected, he explains, “Our hope for the industry is that more buyer professional services with specialists are offered to protect the interest of the purchasers.”
