Cap Rate Forward is a joint venture of Secondary Studios LLC and Partner Forward LLC. It is the brain child of Timothy Gremore and David Torpen, bringing together Tim's love for design and web development and David's interest in analytics and real estate investment.

The goal in creating this website is to help investors analyze what properties to purchase amongst their many options. It calculates, among other things, gross operating expenses, net income, return on investment with and without appreciation, capitalization rate, and cash-on-cash return.
