Michigan homeowner finds creative ways to use online marketing and open houses to sell his home in a down economy.

Hartland MI. resident, Daniel Moshier, is trying out unconventional marketing tactics to sell his home, nick-named Hartland Ridge, Livingston's Coolest House. In addition to traditional advertising the owner is taking advantage of popular online mediums and spicing up his open house in hopes of attracting buyers.

Moshier set up the website livingstonscoolesthouse.com (http://livingstonscoolesthouse.com) which lists the property features of Hartland Ridge in great detail. Visitors can browse a photo gallery, see floor plans, find community information, download informational materials and even follow a blog dedicated to cool home features, real estate tips and energy efficiency.

"It's more than your average realtor.com listing." explains Moshier. "I wanted to show people all the unique features of this house and be able to effectively communicate why they're beneficial."

Moshier is promoting his site with Google's paid search advertising program, Adwords. "I haven't seen any other ads like this so far. I'm hoping that will help mine stand out from the crowd." says Moshier. In this past week alone, the adwords campaign has brought significant traffic to the site and prompted a few interested bites.

In addition to the website and Google ads, Moshier opted to use social media in his marketing campaign. He created a Facebook fan page for the house where interested parties can find photos of the home as well as related news and updates. Moshier also created a twitter account for the house which relates efficient energy practices and products in addition to real estate news, unique home features and local area news.

To attract potential buyers to the up-coming open house this Sunday, April 25th, Moshier is providing live musical entertainment as well as light refreshments. "I don't want to put on a stiff, traditional open house. This event is going to be as original and energetic as the house itself, so people can really experience what it has to offer." says Moshier.

Moshier custom designed Hartland Ridge in 1996 and has lived there ever since. He decided to put the home on the market now that his children are out of the house and retirement is quickly approaching.

"I love this house; it's energy efficient, spacious, private- everything I wanted as a young man with a growing family." says Moshier. "But now that I'm on my own, it's more house than I need."
