Locally Developed Phone App Stirs Up Hot Toronto Condo Market

Ashley Fray designed the iPhone mobile app because, as a Toronto Real Estate Agent, he recognized that prospective buyers can't see available condos from the street the way they can with homes for sale.

Local realtor Ashley Fray today unveiled his locally-developed app, Toronto Mobile Listings, which promises to change the way users navigate Toronto's real estate market.

"This is a game-changer," says Ashley. "Toronto Mobile Listings allows people to access listings from anywhere, plus they can research new developments months before they're released to the public. "

Ashley designed the app because, as a Real Estate Agent, he recognized that prospective buyers can't see available condos from the street the way they can with homes for sale. Plus, the usual online method of searching available condos often provides people with out of date information.

In contrast, Toronto Mobile Listings not only lets users see what's for sale in every building in Toronto, but they can see average prices in each building and even check out street views.

"In a hot market like Toronto's, a single day can make a difference in being able to view a property and having the chance to buy it. For new developments, this app let's you see months in advance."

To create it, Ashley worked with Toronto iphone app developer Colin Biggin who designed apps for Chris Bosh and Elections Canada. The entire process took one year from concept to finished product.

The app is broken down into four main sections:
1. The Current Listings Section provides an easy way to explore Toronto's real estate market with up to date information including:
â-ª Expandable Google map view of all listings
â-ª Option to book a viewing directly from the application
â-ª A request section for more information on a listing
â-ª Listings that include pictures, price, layouts, measurements, parking, locker and condo fees

2. The New Development Section provides users with the ultimate advance notice of new projects in Toronto. It also includes:
â-ª All new developments for sale and new projects about to be released
â-ª VIP access to purchase in new developments before the public
â-ª Special developer incentives and discounts
â-ª Insider deals and specials given on certain projects at different times throughout their sales period
â-ª Access to objective information on new developments that isn't filtered through the builder's sales team

3. The Average Sales Price Section allows users to research prices on any street or building they're interested in searching. This helps users to:
â-ª Set realistic budgets when buying a house
â-ª Determine a better listing price when buying a house
â-ª Immediately gauge if a buying in a certain building is feasible

4. The Save Your Favourites Section allows users to:
â-ª Save their favourite properties in a list
â-ª Map favourite properties with a different pin colour for easy comparisons
â-ª An option to forward the list to the Ashley Fray team for consultation or to arrange viewings

"For the first time in Toronto, it will be easy for people to know what's available in real-time without having to work directly with an agent. I think people are going to love this app."

Toronto Mobile Listings is available at the appstore (iphone) or from www.torontomobilelistings.com. The app is not available to smartphones users but a smartphone version is in development.
