Singapore Will Introduce New Curbs On Shoe Box Apartments.

Singapore property regulators will have new cap on the number of homes that are considered "shoe box" apartments.

After much consideration, Singapore will introduce new curbs on the number of small sized apartment units that can be built in suburban areas. These smaller sized apartment units are also called shoe box apartments, because they are generally smaller than 50 square meters (or 538 square feet).

The new rule is an attempt by the government to discourage more "shoe box" developments outside the central area. But it does give developers the flexibility to offer different housing form to cater to the consumers' preferences and trends.

In recent years, a combination of growing population and increasing scarcity of land, have led developers to shrink housing space in a bid to reduce the price of homes to buyers. In the rush to profit from such sales, developers have been increasing the numbers of such apartments in suburban areas. These areas are generally for home stay. In May 2012, Singapore government became concerned about the rising number of such shoe box apartments outside the core central area.

The government is concerned about the rising numbers of shoe apartments. These new apartments generally have more units and thus, actions are required to prevent the additional stress to local road infrastructures when more units are built in areas that had been planned for.

Despite the additional controls on shoe box apartments, some experts believed that rental demand for such units may remain strong. Foreigners coming to Singapore to work may find these units attractive because they are more affordable.
